Berlayar BTO Feng Shui Outlook
There have been a lot of buzz about the coming BTO launches especially for the re-development of Keppel Country Club. The new Berlayar estate in the Greater Southern Waterfront consists of 2 projects (including October 2025's Berlayar Residences and June 2026's Berlayar Rise).
Berlayar is a Malay word means to sail. As it is in close proximity to the sea, it has a good symbolism for progress and advancement, just like the Chinese proverb一帆风顺。If Water element is the favourable element of your Bazi chart, then this estate is worth considering.
Positive Feng Shui observations:
The Protected Wealth Terrain Formation: The area is highly auspicious because it is heavily supported by the surrounding terrain. Nearby high-rise development and the natural contours of Mount Faber provide strong backing and stability (supporting mountain). Helps to channel and accumulate the wealth energy as the slow-moving, sheltered water bodies between the mainland, Keppel Island and Sentosa Island gather without rushing out to sea.
Positive Former Land Use: Unlike other BTO sites built near former hospitals or cemeteries, Berlayar estate is built on the former Keppel Club golf course. In Feng Shui jargon, a vast expanse of space on the golf course serves as a "Bright Hall" (明堂)— that allows positive energy (Qi) to naturally gather and circulate without obstruction, promoting progress and advancement.
Period 9 (2024–2043): Currently we are in the midst of Period 9, the Auspicious Facing Directions in Period 9, where North and South are the most auspicious directions. Most of the blocks are North-South orientated. This will make the new home owners tap into the positive energies of the current timeline easier. As this is an HDB Prime project, Period 9 certainly last longer than the 10-year MOP.
Potential Feng Shui pitfalls:
Feng Shui external clash 风水外煞: From the layout, several stacks will have the door-to-door clash 门对门相冲. This kind of layout creates potential that can cause petty arguments or domestic disharmony.
Strong coastal winds Because the estate sits right near the waterfront, the high-floor units will experience much stronger coastal winds. Although scenic, excessively strong wind can scatter Qi before it has a chance to accumulate in the home. Internal layout of the house need to be properly planned to channel the energy flow constructively.
These are of course the general analysis of the entire estate. Individual Bazi compatibility will come into play as you narrow down into which block and which facing is best suited for yourself and your family.
